The Residence Manager is responsible for the maintenance and ambiance of apartment units and
for ensuring that rents and program-related fees are paid in a timely manner. The Residence
Manager is also responsible for the Certification and Re-certification of all residents/tenants in
accordance with Section 8 and Low-Income Tax Credit requirements and guidelines, and for the
maintenance of all apartment files. Residence managers report to and are supervised by the
Program Director.
This is an exempt position.
Responsibilities include but are not limited to:

May participate in the intake and admission of residents to the permanent congregate
housing program.
May assist the Program Director in the recruitment, hiring and evaluation of program
personnel
Gather all required information for Section 8 and Low Income Tax Credit Certification/Re
Certification. Complete all required forms in a timely manner and submit to the Program
Director for review and submission to the appropriate parties.
Supervise and evaluate security personnel assigned to work during the employee’s regular
shift.
Ensure that all apartment units are appropriately furnished and well maintained at all times.
The residence manager shall work together and develop a monthly building inspection
schedule that will include inspections at various times of the day and week.
Advise the facility Superintendent of apartments in need of maintenance and/or repair in
accordance with established property maintenance policies and procedures.
Maintain a log of apartment units in need of maintenance and/or repair including the
date(s) of such maintenance/repairs.
Advise the Program Director of apartment needed furniture and household items.
Conduct fire drills and evacuation drills in accordance with program policies and
procedures and log resident status in fire drill/evacuation log book.
Ensure that security personnel monitor the whereabouts of visitors.
Ensure that overnight guests are in the residence only for those residents who may have
prior written approval of the Program Director.
May attend resident council and consumer advisory board meetings.
Prepare and complete reports and other written material as requested by the Program
Director and submit reports and other written material in a timely manner.
Record crisis situations and individual resident behaviors in a timely manner and report
situations to the appropriate case manager.
May provide in-service training to security personnel and other staff as requested by the
Program Director.
Perform related duties as requested by the Program Director.

Minimum Qualifications: Bachelor Degree and at least one year related experience. Experience
working with people with AIDS or HIV-related illness is helpful.
